Southwark Charities marked a major milestone in its long history of supporting older people with the official ground breaking of Edward Edwards’ House, their new almshouse development at its site at 220 Blackfriars Road.

The ceremony celebrated the start of construction on a modern almshouse that will continue Southwark Charities’ centuries-old mission to provide secure, affordable homes and a strong sense of community for older residents in the borough.

Founded over three centuries ago, Southwark Charities has a proud tradition of combining care, dignity, community and celebration. In 1817, the charity marked its centenary by treating all residents to “a dinner of beef, plum pudding and a tankard of porter.” In keeping with this tradition, Southwark Charities will mark the groundbreaking by gifting its own puddings, honouring the past while looking firmly to the future.

The new Edward Edwards’ House is being constructed by JTRE London, the developer who built the RIBA Prize-winning Appleby Blue Almshouse for United St Saviour’s Charity, bringing award-winning design quality and sustainability credentials to this important community project.

Designed in partnership with Fathom, EPR and ACA Studios, the new almshouse will provide:

64 self-contained almshouse homes for older people

 

Accessible and inclusive design throughout

 

Communal spaces to support wellbeing and social connection

 

Landscaped outdoor areas for residents to enjoy

 

 

The development is being delivered in close collaboration with Southwark Council, ensuring it meets local needs while respecting the historic significance of the site.

 

Construction is expected to be completed in autumn 2028, with the new almshouse welcoming residents shortly thereafter.

 

By breaking ground at 220 Blackfriars Bridge Road, Southwark Charities continues its enduring commitment to providing homes that offer security, companionship and dignity — just as it has done for generations.
